New listings are the number that jumped in the Massachusetts Association of REALTORS® report for August 2026. Prices moved a little and homes took a few more days to sell. Single-family closings held about flat, while condo closings fell 6.1%.

Where these numbers come from

MAR publishes Monthly Indicators for the state, built from Berkshire County MLS, Cape Cod & Islands Association of REALTORS® and MLS Property Information Network data. The August report is current as of September 8, 2026, and MAR notes its data is refreshed regularly, so figures may differ from what was first reported. Every figure below is statewide. The median sales price is the middle of the homes that actually closed in the month.

New listings

New single-family listings were 4,535 in August 2026, against 3,871 in August 2025, up 17.2%. Condo new listings were up 17.1%.

Median sales price

The statewide single-family median sales price was $695,000, up 2.2% from $680,000 a year earlier. The condo median was $565,000, up 3.7% from $545,000. MAR’s July 2026 report had the single-family median at $715,000, so August was lower than July while still above last August.

Sales and inventory

Single-family closed sales were 4,052, down 0.2%. Condo closed sales were 1,554, down 6.1%. Single-family homes for sale numbered 8,130, down 1.1%. Months supply was 2.4 for single-family homes and 3.0 for condos, which MAR describes as relatively the same as last year for both property types.

Time on market

Final days on market for single-family homes was 37, against 34 in August 2025, up 8.8%. For condos it was 45. Single-family sellers received 99.5% of original price on MAR’s measure.

How I read it

I read the 17.2% jump in new listings as the useful part for buyers this fall: more to look at, with homes sitting a little longer than a year ago. The statewide median is a starting point. The number that matters for an offer is what sold near the house you want and when.
