Home valuation

What is your home actually worth?

Not an instant algorithm. Send me the address and I will pull the recent comparable sales around it, adjust for what makes your property different, and send back the reasoning — not just a number.

How it works

Three steps, no obligation

  1. 01

    You send the address

Plus whatever details you have. Beds, baths, size and condition sharpen the answer; the address alone is enough to start.

  2. 02

    I pull the comparables

Recent sales of genuinely similar properties nearby, adjusted for condition, layout, and how the market has moved since they closed.

  3. 03

    You get the reasoning

A range with the comparables it came from, and an honest note on what would raise or lower it. Ask follow-up questions; that is the point.

Preparing to sell rather than just curious? The seller's guide covers what happens after the number, and the seller questionnaire collects the details that shape a listing plan.

Request

Tell me about the property

The address is used only to pull comparable sales. It is never published.

A phone number or an email — either one is enough.

What you send is used to prepare your valuation and reply to you. It is not shared.

Questions

Before you send the address

Is this an instant online estimate?
No, and that is deliberate. An instant number comes from a model that has never seen your kitchen, your street, or the condition of your roof. What you get here is a human review: recent comparable sales near your address, adjusted for what makes your property different, with the reasoning written out.
What do you need from me?
The address and a way to reach you is the minimum. Beds, baths, approximate size and condition make the answer sharper. If the property is tenant-occupied or has had significant work done, say so — both change the comparison set.
Will I be put on a mailing list?
No. You get the valuation and an answer to whatever you ask about it. If you are researching for next year rather than selling now, that is a normal reason to ask and you will not be chased about it.
How is this different from the Zillow number?
Zillow publishes a modelled index for whole towns and a per-home estimate built from public records. Neither one has walked through your property. A comparative market analysis starts from actual recent sales of properties genuinely like yours, then adjusts for condition, layout and timing.
