A buyer's agent represents you — the buyer — through the entire purchase: finding the right homes, reading the market so your offer is competitive but not reckless, negotiating with the listing side, coordinating the inspection, reviewing the purchase & sale agreement, and keeping the financing and closing timeline on track. What changed in 2024–2025

Since the August 2024 industry settlement, buyers now sign a written buyer-agency agreement before touring homes. That agreement spells out how your agent is paid, and the amount is negotiable. Sellers may still offer to cover some or all of it, but it is no longer assumed — where it isn't covered, the fee can be negotiated into your offer. The practical upside: the cost is transparent and agreed before you're emotionally attached to a house.

How a first purchase goes

The order matters. You start with pre-approval so your budget is real and your offer is taken seriously. Then we tour, write an offer, and — once accepted — move through inspection, the purchase & sale agreement, the appraisal, and the loan to closing. In Massachusetts each of those steps runs on its own clock; I'll tell you what's due when, and what each document actually means, in the language you're most comfortable in.

Do I pay my buyer's agent in Massachusetts?

It depends on the deal, and it's agreed up front. Since the August 2024 NAR settlement, buyers sign a written buyer-agency agreement before touring homes, and your agent's compensation is negotiable and disclosed in that agreement. A seller may still offer to cover some or all of it, but that is no longer guaranteed — where it isn't, the fee can be negotiated into your offer. We'll go over the numbers in plain terms before you commit to anything.

Do you work with Korean-speaking buyers?

Yes. Diana Yeji Kim is a Korean-speaking REALTOR® and works with Korean, English, and Japanese-speaking buyers across Greater Boston — first-time buyers, relocating families, students, and investors. Every step, from pre-approval to closing, can be explained in Korean.
