Property Management

Your person in Boston

For owners who don't live next door. We visit on a schedule, photograph what we find, handle what needs handling, and keep the city's deadlines — so a rental a thousand miles away doesn't have to feel like one.

Plans

Three ways to hand it over

Rates are a percentage of the rent in your lease — a vacant unit costs you nothing, and a per-building minimum applies. The exact rate depends on where the building is and how many units it has. Onboarding and leasing fees differ by plan, and you'll have the full fee schedule in writing before you sign anything.

Getting started

The first month

  1. 01

    Walk-through and a photo baseline

We visit the property and photograph its condition as we take it over. That record is what separates anything that happened before us from anything that happens on our watch.

  2. 02

    A compliance check

Rental registration, how the security deposit is held, lead-paint paperwork for older buildings, and the age of the smoke and CO alarms. You get a written list of what is in order and what is not.

  3. 03

    Introduction to your tenants

Tenants learn who to call and how to reach us, and existing vendor relationships are handed over.

  4. 04

    Your first report

We agree on how you want to hear from us and set a repair amount we can approve without asking you first — so a time difference never holds up a leak.

Good to know

What Boston asks of every landlord

Whether or not you work with us, these are the dates and rules that cost owners money when they slip.

Every year by July 1

Boston rental registration

Every rental unit in Boston must be registered with the city each year. Unregistered properties face a fine of $300 per month.

From move-in

Security deposits

The deposit must sit in a separate, interest-bearing Massachusetts bank account, with a statement of condition given when the deposit is received or within 10 days of move-in, whichever is later. Interest is owed every year, and the deposit is returned within 30 days of move-out. Getting it wrong can cost three times the deposit plus legal fees.

September 15 – May 31

Heat

Heat must reach at least 68°F from 7 am to 11 pm and 64°F overnight.

Three hours after snow stops

Snow and ice

Sidewalks and curb ramps must be cleared within three hours of the snow stopping, or of sunrise after an overnight storm. Fines are $50 for residential buildings of 16 or fewer units and $100 for larger ones ($200 for commercial property), and every day it stays uncleared counts as a new violation.

Buildings before 1978

Lead paint

When a child under six lives in the unit, the owner must delead or bring it under interim control — and cannot refuse or evict a family for that reason.

Since August 1, 2025

Broker fees

Whoever hires the broker pays the broker. If you list with a broker, the fee can no longer be passed on to the tenant.

Price match

Found the same service for less? We'll match it.

Bring a written quote for the same service at a lower price and we match it — on these terms.

  • 01A Massachusetts full-service management company (licensed real estate broker) serving the same city
  • 02The same scope — an on-site inspection at least every six months, with a photo report
  • 03The same basis — same rent, total cost including minimums and extra fees
  • 04A published rate sheet or a dated written quote
  • 05Limited-time promotional prices are excluded

Tell us about your property

An address and a few lines about the building are enough to start. We'll come back with the rate for your building and what we'd look at first.
